Hipperholme Residential Masterplan

Calderdale District Council has been identified as one of the three local authorities in the Leeds City Region to be selected for Central Government New Growth Point Funding, to enable infrastructure and feasibility work to bring about 20% additional housing growth above the existing Regional Spatial Strategy requirements.
Our commission involved the preparation of a strategic masterplan for 322 new homes across 8.7 hectares of land to the south of Hipperholme Town Centre in Halifax following the identification of Hipperholme as a 'Growth Point' location.
It Included the preparation of an Outline Planning Application for a detailed residential development of 158 units (37 units/HA), incorporating a sustainable mix of housing types and tenures on the first site to become available for redevelopment (4.28 hectares owned by a local employer, Crosslee.)
Strong emphasis was placed on the importance of connectivity and sustainable design; integrating opportunities for a site specific drainage strategy (SUDS) which recognised landform and site ecology. The highway layout also responded to 'Manual for Streets', by ensuring a high level of connectivity for various modes of transport, with an emphasis on place-making
A key driver for the housing layout was the need to respond to the distinct character in the Hipperholme area. A Village Green acts as a focus with good natural surveillance. The gatehouse and apartment blocks forming the entrance area maintain an open aspect by obviating the need for high garden walls and fences.
